Project summary: 3-story, 4-building, 150-unit condos located in Redmond, W A.

Deck rail: Black, Orca square top, wide picket railing system with custom patterned glass panel, standard 1.5" posts; top mounted into lightweight concrete decks using concrete anchors.

Stair rail: 42"-tall wide picket rail on stairs with intermediary 36"-tall pipe rail on both sides of stairs to satisfy IBC code requirements.

Fence rail: 48"-tall fence rail with custom pattern, 2.5" pyramid cap posts; top mounted into concrete sidewalk using concrete anchors, also ground-mounted into lawn using post-holes and poured concrete.
